The most obvious reason for vacant property checks is vandalism. You want to make sure your property is not being tagged with spray paint and that windows and doors are intact and functional. Thieves can – and will – steal even large appliances so you want to be sure the property is secure and you want the neighborhood to know that you are checking on the property.
When you do property checks, make them random if you can – different days and times; turn lights on and off, randomly. You might consider installing an alarm depending on how long the property will be vacant and what state the property is in.
Aside from vandalism and theft, you want property checks to deter squatters – people who move in without a lease or ownership. It’s more common than you think and they can be difficult to remove once they are in.
Finally, do maintain the property even if it is vacant. By mowing the grass and keeping things clean, you lessen the chance for rodents, raccoons and other pests to take over – and that can cost more headache and money in the long run. You might consider having pest control check the property too.
